×91- 94 North Wall Quay is Dublin’s first Grade-A office building to achieve NZEB (Near Zero Energy Building), setting new standards for future builds.
Situated beside the 3Arena this project has been designed to include 203,000sqft of premium office space capable of accommodating up to 3,500 office workers across its 9 storeys. Divided into two blocks, North Dock One (95,000sqft) & North Dock Two (108,000sqft) offers an independent reception area and prominent street entrance for future users.
IN2 were responsible for the complete building services and environmental design of this prestigious project. Utilising BIM Level 2 IN2 worked to ensure a low-energy building could be delivered, through maximising the use of passive design features supplemented by low energy systems.
Predicted building energy performance was analysed utilising Dynamic Simulation Modelling (TAS Software). Incoming Near-Zero Energy Building (NZEB) standards required a reduction of at least 60% below the Part L 2008 benchmark. Extensive airflow modelling and Thermal analysis was undertaken to demonstrate and validate the ventilation strategy proving the building’s low energy ethos. IN2 also completed full LEED ‘Gold’ / BREEAM / BER A3 ratings as part of the project’s commitment to achieving sustainable design.
91- 94 North Wall Quay was triumphant at the 2021 RIAI (Royal Institute of Architects of Ireland) Awards, the project being awarded Workplace and Fit-Out Project of the Year, in what is always a very competitive category.
As well as this, the project was awarded Large Commercial Project of the Year at the Irish Construction Awards 2021.
