About the Project

This Aparto Montrose project involved complex structure and fire remediation work, along with the full refurbishment of the student accommodation over a live retail unit. The existing façade and complete renewal works were required over the course of the project to coincide with necessary building regulations.

Five floors of the building were fit out with new finishes, fixtures, and furnishings. Upgrades to existing services to accommodate new ceilings and partitions were also completed. The refurbished 206 bed student accommodation now offers 28 kitchenettes, communal spaces, reception, and dedicated study areas for students. The completed project offers stylish and modern student living within walking distance of the UCD campus.

IN2 was appointed to undertake full mechanical and electrical engineering design aspects of the building upgrades.

An LV schematic for the building was developed and a review of the existing Student residence LV switchgear installation was carried out alongside a complete discrimination study to ensure the system is fully operational in line with Irish electrical wiring regulations.

IN2 also undertook a Daylight and Sunlight Analysis to assess the potential impact on neighbouring buildings, neighbouring amenity area sunlight availability, site shading, and internal availability of daylight. Our environmental engineers were able to confirm that best practice sunlight and daylight availability have been ensured and are in full compliance with BR 209 guidelines.
